The property is fully fenced, accessed by wrought iron gates and set in idyllic open countryside and farm land.

It is a recently converted farm house comprising 4 double bedrooms (on ground and first floors) 2 bathrooms and one shower-room with first floor living room; ground floor kitchen and separate dining area which lead on to a covered brick terrace laid out as a further eating area. 
The kitchen is fitted with cooker, dishwasher, fridge, double sink. A further fridge/freezer and washing machine are housed in an outer utility room.

There is gas central heating throughout with open fires in kitchen and living room. A TV and DVD player  are available that can be used in several rooms.

There is a separate dining area (with BBQ) in the shade of ancient mulberry trees overlooking surrounding countryside.

The house is surrounded by gravel paths and drive. Terracotta tiled stairs lead up to 14m x 7m swimming pool with diving board (max depth 1.8m) and similarly paved surround set in lawned area. There is a separate pool house containing a fridge, pool-cleaning equipment and some inflatables, with a further covered poolside dining area.

The property is situated far from mass tourism and therefore makes this more suitable for adult-orientated holidays. Whilst children are welcome, young children may not appreciate the lack of swings, roundabouts and local funfairs!

Rent covers normal cleaning at the start and end of each week, weekly change of fresh bed linen and towels, reasonable gas and electricity consumption, and routine pool maintenance. It does not cover the cost of any flights nor travel expenses, nor can the owners accept any responsibility for cancellation of any booked methods of travel which may impinge on the rental period. Car hire is available at Ancona airport and is the responsibility of the guests. 

A £250 fully refundable damage deposit and a non refundable 10% rental deposit are required six weeks prior to commencement of holiday etc. The damage deposit will be refunded within one week of vacation of the property less the cost of cleaning or replacement  of any damaged items.

This is the owner's family home not a "typical holiday-let" and as such items of furniture etc are individually chosen to give pleasure to themselves and their guests. Anyone staying is therefore respectfully requested to act in a manner that they would appreciate of guest in their homes.
